The approach

Real estate is a decision, not a transaction.

Most people don’t need to be sold a house. They need someone who will tell them the truth about a neighborhood, read a comparable-sales report honestly, notice the CDD fee buried on page nine, and pick up the phone when they call.

Before real estate, I worked in wholesaling — which means I learned to look at property the way an investor does: what it costs, what it needs, what it’s actually worth, and where the risk hides. I bring that same discipline whether you’re buying your first home in Mandarin, selling a place in San Marco, or comparing floor plans in Nocatee.

I’m also studying Business Management at the University of North Florida, and I’m building this career for the long term.

New to Florida?

Moving here from another state?

Flood zones, CDD assessments and Florida insurance change what a home costs every month — and none of them show up in a listing photo. The relocation guides compare every area Omer serves on the things that actually matter, with official links so you can verify all of it yourself.

  • Drive times to downtown Jacksonville, JAX airport and the beaches
  • Official school-district locators for Duval and St. Johns County
  • FEMA flood lookup, county tax estimators and insurance resources
  • HOA and CDD costs, new construction, shopping, parks and commute

The process

What working together actually looks like

  1. A real conversation first

Twenty minutes on the phone or over coffee. What you want, what you’re worried about, what your timeline and financing really look like. No pressure, no presentation deck.

  2. A written game plan

Buyers get a target list and a search strategy. Sellers get pricing analysis, a preparation punch list and a marketing plan. Relocating clients get an area comparison built around their commute and budget.

  3. Touring that respects your time

I pre-screen. If a listing has a fatal flaw — flood zone, a CDD fee that breaks your budget, a roof at end of life — you hear it before you drive there, not after.

  4. Negotiation with your leverage in view

Price is one lever. Repairs, closing costs, rate buy-downs, timelines, appraisal terms and inspection windows are others.

  5. Through closing, and after

Inspections, appraisal, title, lender deadlines, walkthrough. I stay on it — and I’m still here for the contractor referral you need eight months later.

Frequently asked questions

Who is Omer Bekar?

Omer Bekar is a licensed Florida real estate agent (license SL3662783) with Keller Williams St. Johns. He works with buyers, sellers, investors, new-construction clients and people relocating to Jacksonville, Duval County, St. Johns County, St. Augustine and the surrounding Northeast Florida communities, and he speaks English, Ukrainian and Russian.

Can Omer help me move to Jacksonville from another state?

Yes — it is one of the things this site is built around. Relocating clients get video tours, an honest area comparison built on drive times, school-district zoning, flood exposure, taxes and HOA/CDD costs, and introductions to lenders, inspectors and insurance agents. Start with the relocation guides.

What areas does Omer serve?

Jacksonville and all of Duval County, plus St. Johns County — including St. Augustine, Ponte Vedra Beach, Nocatee and Fruit Cove — and the Beaches: Jacksonville Beach, Neptune Beach and Atlantic Beach.

Does Omer Bekar speak Ukrainian or Russian?

Yes. Omer is fluent in English, Ukrainian and Russian, and can handle showings, negotiations, contract explanations and lender conversations in any of the three. The whole site is available in all three languages.

How much does it cost a buyer to work with Omer?

Compensation is negotiable and is agreed in writing before you tour homes, as required in Florida. In many transactions the seller offers to cover some or all of the buyer agent’s fee, but that is never assumed — Omer will walk you through exactly what is being offered on any specific property before you write an offer.

How do I reach Omer directly?

Call or text 904-789-9203, or email [email protected]. You reach Omer — not a call center or a lead routing system.
